Bengaluru Plotted Growth Doubles Amid High Demand

A significant change is being witnessed in the real estate market in Bengaluru in 2026, where there is increased interest in the investment and plotted development of Bangalore, especially the plots in Bangalore. A Hindustan Times report has also recently discovered a steep rise in plotted developments, with the number of registrations doubling in the first quarter of 2026 compared to the previous year.


Evidence shows that out of 98 projects registered with the Karnataka Real Estate Regulatory Authority (K-RERA) in Q1 2026, 32 were plotted developments- representing almost 33 percent of the total number of registrations. This is a very large growth as compared to just 17 plotted projects that were registered in the same year in 2025.

Analysts consider that this expansion is due to buyer preference and increasing affordability concerns in the apartment market. Along with the increase in the cost of construction, the prices of apartments have also increased drastically, forcing many customers to consider buying residential plots in Bangalore as an easier and more convenient alternative.

The increasing popularity of the land is a wider trend in the future of land investment in India, as buyers are more concerned with the long-term value, customization, and reduced entry price. It is noteworthy that this demand is being fueled by both investors and end-users, with a number of them already having ownership of apartments and diversifying into land assets.
