NEW DELHI – The Yamuna Expressway real estate industry is on the cusp of another period of growth. In light of the development of the Noida International Airport at Jewar that has spurred growth in commercial activity in the area, global institutions as well as national homebuyers have started to look into the possibilities of bringing Formula 1 return in India. Under the leadership of top brass at the NITI Aayog and the Ministry of Tourism, the Department of Sports, and the tax authorities, the task force will explore different aspects of taxation policy, PPP model, and infrastructure requirements. Besides hosting a Grand Prix, this task force will also evaluate the possibilities associated with it economically, tourism-wise, and in terms of investments.
In the first instance of the Indian Grand Prix that ran from 2011 to 2013, there was a 50% increase in the Yamuna Expressway real estate industry. However, real estate experts note that the scenario in 2026 will be entirely different. In the previous race series, the area mostly consisted of speculative land. Now the area has developed its real estate through operational facilities, including flights, metro lines, and investment worth billions of dollars in the electronics industry, data centers, logistics parks, and media cities.
It is expected that Formula 1’s India Comeback will serve as a catalytic boost to the already developing ecosystem in the Yamuna Expressway real estate industry. In addition to the immediate rise in demand during the race weekend period for hotel suites and apartments, the future possibility in Jewar lies in transforming Buddh International Circuit into a destination throughout the year. The commercial developers of the area are looking forward to developing opportunities in relation to testing grounds for vehicles, brand experiences, media hubs, and MICE events.
Real estate experts point out that this convergence of world-class aviation facilities and top-end sporting facilities further strengthens the entire investment proposition in the region. The revival of international events offers global exposure to the investment proposition, which is complemented by job creation and industry growth already happening on the expressway.
