Noida: The Noida Authority has raised the land compensation rate to 53% for the farmers in order to reduce their reluctance towards land acquisition and quicken the development process of the proposed New Noida. The new land compensation will be 53% more than the previous one, as the rate will go up from ₹5,324 to ₹6,459 per sq. m for the land that will be acquired mutually in the relevant category. The farmers who choose a 5% developed residential plot will get the same rate of compensation.
The new decision was made in the Noida Authority's board meeting held on September 5, 2026. As per the officials, the hike in New Noida land compensation will help the landowners to come forward with the acquisition process.
As per the new decision, if the farmers opt for a 5% developed plot, then they will be compensated at the rate of ₹6,459 per sq.mtr as against the previous one, which was ₹4,224 per sq.mtr. This means an increase of ₹2,235 per sq. m or around 53%. However, if the category is not opted for the development plot, then there is an increase of 21%.
The New Noida land compensation hike is important in relation to the New Noida proposal, but the revised amount of ₹6,459 should not be considered as a uniform compensation figure for all lands being acquired for the development.
The latest update on the New Noida is being made in the background of the Dadri-Noida-Ghaziabad Investment Region, also called the New Noida. The plan covers an area of around 209.11 sq km in 84 villages, out of which 63 villages are located in Bulandshahr district and 21 in Gautam Buddh Nagar district.
The New Noida plan is being undertaken in four stages. The acquisition targets for the land have been fixed at 3,165 hectares up to 2027, 3,798 hectares up to 2032, 5,908 hectares up to 2037 and 8,230 hectares up to 2041.
The New Noida compensation scheme is likely to differ in relation to the development phase too. The Greater Noida Authority compensation rate and 6% developed plots will be applicable in the first and second phases, while the Yamuna Expressway Industrial Development Authority compensation rate and 7% developed plots will be used in the third and fourth phases.
It is essential to consider the difference in order to have a better understanding of the new Noida news regarding the increase in the rate of land compensation. The recently approved ₹6,459-per-square-metre rate should not be taken as a fixed rate of compensation in each case of land acquisition for New Noida.
One of the key factors that is currently taken into account during the land acquisition process is higher compensation.
The new rate revision was announced following revisions of the respective land compensation rates by neighboring development authorities. The Greater Noida Development Authority increased its compensation rate from ₹4,125 to ₹6,415 per square meter, while the Yamuna Expressway Industrial Development Authority increased its rate from ₹4,300 to ₹4,558 per square meter.
For those farmers and landowners who fall under the respective acquisition category, the revised rate amounts to a higher compensation package. On the other hand, the new Noida news gives clearer insight into the compensation structure as development authorities strive towards land acquisition.
The most recent Noida news brings into focus the role of compensation in the process of land acquisition, while the phased approach shows that both the compensation and the developed plots' benefits would depend on the particular phase. Given this development, prices of Noida properties will surely shoot up in the coming months since the cost of acquiring land will keep increasing.
