Puravankara Debuts North India- Acquires ₹5200 Cr Greater Noida Land

NEW DELHI / GREATER NOIDA — Bengaluru-based real estate developer Puravankara Limited has made its formal entrance into the residential markets of North India by securing a strategic 13.44-acre land parcel in Greater Noida. This deal is of great significance for the company’s expansion plans in Delhi-NCR and comes with a Gross Development Value (GDV) estimate of around ₹5,200 crore.

The high-value deal has been made through Prudential Housing and Infrastructure Development Limited, a wholly owned subsidiary of Puravankara. According to industry insiders, the company has acquired the plot at a price of around ₹340 crore. The plot will be used for high-rise premium housing development, providing a saleable area potential of nearly 4.57 million square feet.

This project is a story of major importance for the real estate market in Greater Noida, as it is the biggest land acquisition made by the developer to date in FY27 and marks their debut in the National Capital Region. Until now, the developer has had a presence only in some of the southern and western cities, including Bengaluru, Mumbai, Pune, Hyderabad, and Chennai.

This deal marks the latest trend in the Greater Noida real estate market news, wherein proper infrastructure keeps attracting the best national real estate companies. Greater Noida has become one of the fastest-growing housing markets in Northern India due to wide roads, good civic planning, and quick infrastructure development.

One of the main factors contributing to the growth potential of the project comes down to its dynamics of location. The piece of land has direct connectivity to the Yamuna Expressway and also proximity to the new Noida International Airport at Jewar. This infrastructure corridor will help attract corporate investments and stimulate economic activity, which will drive demand for quality housing.

Speaking about the expansion, Ashish Puravankara, Managing Director of Puravankara Limited, said that the NCR region is one of the biggest and most dynamic real estate markets in India. It is worth mentioning that the company is being very cautious in choosing the right place for investment. Thus, the ₹5,200-crore project can be regarded as the right beginning of a long-term presence.

Following the announcement of the Puravankara Delhi NCR project launch, it is important to note that the company recently entered yet another city with a major acquisition of a ₹2,600-crore residential redevelopment project in Goregaon West.

In addition to this acquisition, the total land bank for business development by Puravankara in significant markets, which include Delhi NCR, Mumbai, and Bengaluru, now amounts to around 10.74 million sq ft of saleable space for FY27 with a total estimated GDV of ₹14,100 crore.

With the imminent inauguration of Jewar Airport, it is believed that this will make the market more competitive in terms of Greater Noida real estate news and will open up avenues for premium housing projects.
