YEIDA Clears Major Industrial & Logistics Hub Near Jewar

GREATER NOIDA – As an initiative to develop the entire area surrounding the Noida International Airport into a mega industrial cluster, Yamuna Expressway Industrial Development Authority (YEIDA) has given nod to two high-impact infrastructure projects. While conducting its 93rd board meeting, the development authority sanctioned plans for a 200-acre multimodal YEIDA logistics park at Tappal-Bajna. Besides this, officials began with the master plan for a mammoth 8,000-hectare Jewar Airport industrial cluster located immediately south of the greenfield airport site.

The sanctioning of the new YEIDA logistics park comes as part of a larger strategy of making the most of the regional multimodal connectivity by connecting air cargo transport to the highways and future rail networks. Covering an area of 200 acres, the premier YEIDA logistics park will include industrial plots that will be made available to eligible private investors and logistics companies via an e-auction process. It was highlighted that the formation of the YEIDA logistics park will become a huge regional cargo anchor, generating employment, improving freight transport, and cold chain facilities in northern India.

In relation to the larger 8,000-hectare manufacturing area, located south of the airport node, the authority will bring in an expert consultancy agency that will develop a detailed master plan. Once operational, the planned manufacturing node will support the YEIDA logistics park through the provision of critical land and infrastructure to allow for heavy industries, advanced manufacturing nodes, technology parks, and commercial logistics firms.

To ensure that the establishment of the YEIDA logistics park and its associated industrial areas will not affect the civic services in the area, the authority has endorsed the Corpus Fund Investment Regulation 2026-27. All non-recurring receipts, such as lease rents once-off will be collected and placed in a special corpus fund. The interest generated from the corpus will support the maintenance and repairs of the adjacent roads, water distribution systems, sewers, street lights, parks, and greenbelts without affecting operations.

Apart from considering the new YEIDA logistics park proposal, the board considered development progress within the specialized manufacturing clusters where there is consistent investment in each sector. In relation to the large industrial plots of more than 4,000 square meters, there have been 181 lease agreements. Physical occupation has been given for 152 plots, and construction work has been started for 69, while 13 manufacturing firms have started production.

In Sector 28’s Medical Device Park, out of 203 plots, 123 plots have been allocated, while possession has been handed over for 75 plots. Various common infrastructure like 3D prototype laboratory, a biomaterial testing lab, an electronics assembly facility, and a tool room, are being developed for tenants’ use. On the other hand, in Sector 29, allocations have taken place at 503 plots in the MSME Park, 159 plots in the Apparel Park, and 188 plots in the Handicraft Park, thus adding manufacturing strength along with the future YEIDA logistics park.

The economic energy created by the Noida International Airport was well reflected in the authority’s performance in terms of finances for the fiscal year 2026–27. Revenue income increased by 182% and reached ₹4,222 crore till September from ₹1,495 crore that was earned in the corresponding period last fiscal year. The total expenditure was ₹5,501 crore, which was mostly due to the aggressive land acquisition process needed for developing the Jewar Airport and YEIDA logistics park.
