In general, luxury properties in India could be from ₹1.5 crore to ₹50 crore or even higher, depending on the location, property size, and degree of luxury. According to the most up-to-date market data, houses that cost more than ₹1.5 crore cost about ₹20,300 per sq. ft. on average in the seven largest cities of India in 2025, while in the Mumbai Metropolitan Region, the price was around ₹40,200 per sq. ft., and in Delhi-NCR, it was ₹23,100 per sq. ft.
Further, in 2026, the share of premium and luxury housing in residential demand is significant. According to JLL, homes whose prices exceed ₹1 crore were growing especially fast in Q1 2026. For instance, the ₹1.5 crore to ₹3 crore housing category showed a year-on-year growth of 67%. Besides, residential prices in the major cities have risen year-on-year in the quarter under consideration by 8% to 20%.
Then, how expensive is luxury housing in different Indian cities? There are considerable differences between the markets. Let us discuss the main cities and their luxury real estate prices in 2026.
There is no common nationwide definition of a luxury property. In market research, luxury properties are identified based on a certain price point, whereas buyers consider luxury to mean large units, quality location, good construction, private facilities, brand names of residences, and exclusive services.
For instance, an apartment worth ₹2 crores can be classified as a luxury property in some markets, whereas luxury properties in Mumbai and Gurugram can cost several times that amount.
According to the recent figures provided by ANAROCK in various media channels, luxury property prices in 2025 in the top seven cities exceeded ₹1.5 crore by around ₹20,300 per sq. ft. on average. The increase in luxury property prices has been close to 40% since 2022.
Mumbai continues to be one of India’s most costly luxury housing markets. As reported by ANAROCK's 2025 report, the average price for luxury residences in the Greater Mumbai area was ₹40,200 per sq. ft.
Based on the above benchmark, a luxury property of 2,000 sq. ft. could have a valuation figure of about ₹8 crore without registration, taxes, interiors, parking facilities, and other costs.
Locations like Worli, Bandra, Juhu, Prabhadevi, and South Mumbai have established premium residential real estate markets. Large flats, waterfront properties, penthouses, and branded luxury properties can be sold at much higher prices.
There is considerable growth in the luxury housing segment in the region of Delhi-NCR. As per the data from ANAROCK for 2025, the average rate of luxury homes in the region stood at about ₹23,100 per sq. ft. as against ₹13,450 per sq. ft. in 2022.
At the above rate, a 2,000 sq. ft. property would have an indicative price of ₹4.62 crore.
In Delhi, Gurugram, Noida, and Greater Noida, there are differences in terms of residential markets. In case of established localities in Delhi, land prices tend to be on the higher side. But then Gurugram and Noida are known to provide premium apartments and new projects in many corridors.
Gurugram: Luxury and Ultra-Luxury Housing
Gurugram has emerged as one of the most important destinations for luxury housing in NCR owing to its corporate landscape, business districts, expressways and premium housing projects.
The luxury properties in the region include apartments, penthouses, villas, and branded housing on Golf Course Road, Golf Course Extension Road, and areas around Dwarka Expressway.
The cost of such luxury properties would vary from several crores to much higher depending upon their location, size, floor, specifications, and developer.
The luxury housing market in Bengaluru has grown along with the city's tech ecosystem and business sector. As per the figures in ANAROCK 2025, the price for luxury homes stood at around ₹16,700 per sq. ft., while in 2022, it was ₹11,760 per sq. ft.
Thus, the indicative price of a luxury home of 2,000 sq. ft. at this benchmark stands at ₹3.34 crore.
Luxury housing in prime localities such as Indiranagar and Koramangala, as well as in premium projects in North Bengaluru and other corridors, may be priced very differently.
The luxury housing market in Chennai is growing in significance, especially in established premium neighbourhoods as well as chosen corridors linked to employment hubs.
As per the figures in ANAROCK 2025, the average price for luxury homes in Chennai stands at around ₹18,500 per sq. ft.
Thus, the indicative price of a luxury home of 2,000 sq. ft. at this benchmark is around ₹3.7 crore.
Pune: ₹15,200 per Sq. Ft.
Pune has been providing luxury homes in various areas of residential developments and employment corridors. As per the 2025 data provided by ANAROCK, the average cost for luxury properties is around ₹15,200 per sq. ft.
This benchmark cost for the 2,000 sq. ft. home would amount to approximately ₹3.04 crore.
There are places like Koregaon Park, Kalyani Nagar, Baner, and others that may fetch different prices based on their project and type of property.
Hyderabad has created a solid base for the premium housing sector, especially in the western business and technology corridors of the city.
As per the 2025 data available from ANAROCK, the average price of luxury housing stands at around ₹14,200 per sq. ft.
At this benchmark, a luxury property in a size of 2,000 sq. ft. will cost around ₹2.84 crore.
However, Jubilee Hills, Banjara Hills, and Financial District have different pricing parameters.
Noida is becoming one of the significant premium residential markets in the Delhi-NCR region. Sectors like Sector 150, Sector 128, and other existing premium corridors provide luxury apartments with large sizes and good facilities.
According to Savills, the price of completed premium properties in Noida increased by 7% to 27% from H1 2024 to H1 2025, and the prices of under-construction premium properties were up by 6% to 17% during this period.
There will be variations in the cost of luxury properties in Noida depending on the sectors, developers, apartment sizes, floors, views, and facilities provided in the projects. Buyers need to consider the project-wise pricing instead of the city-wise pricing.
The figures for Mumbai, Delhi-NCR, Chennai, Bengaluru, Pune, and Hyderabad are based on ANAROCK's 2025 luxury housing data reported in November 2025. Noida is shown separately because project-level pricing varies considerably.
Several factors influence luxury property prices beyond the city itself.
Location: Premium neighbourhoods and areas with strong connectivity generally command higher prices.
Property size: Larger apartments, penthouses, and villas require greater investment, making carpet area an important comparison point.
Amenities: Clubhouses, swimming pools, gyms, landscaped areas, sports facilities, security systems, and other lifestyle features can affect pricing.
Developer: Construction quality, project specifications, and the developer's credentials can influence buyer demand.
Connectivity: Proximity to airports, metro networks, expressways, business districts, schools, hospitals, and retail destinations can affect property values.
Premium housing continues to be an important component of the Indian residential property market. According to JLL, the ₹1 crore and above housing witnessed substantial growth in Q1 2026, wherein the ₹1.5 crore to ₹3 crore segment grew 67% year-on-year.
There is also increased interest in bigger homes, enhanced facilities, improved connectivity, and lifestyle properties. As a consequence, luxury housing has now expanded from conventional premium localities to other emerging residential corridors.
